A home inspector confirms the equipment runs and reports its age. That is the correct scope for a general inspection and it is not enough to negotiate with. Age does not predict remaining life, and a system that runs can still be the most expensive thing in the house.

We measure the system and tell you its actual condition, in writing, before the number is fixed.

For buyers

You are about to inherit a system you have never seen operate through a season. An evaluation tells you whether you are buying a system with years left, a system with a correctable defect, or a replacement that has not happened yet.

That distinction is worth real money in a repair negotiation, and it is worth more than that after closing, when it is no longer anyone's problem but yours.

For sellers

An HVAC finding discovered during due diligence costs more than the same finding discovered before listing, because by then it is a concession under time pressure rather than a repair on your own schedule. Knowing in advance also lets you answer the question honestly, which shortens the negotiation.

What the evaluation covers

The measured operating condition of the equipment, airflow and static pressure, the state of the distribution system where it is accessible, and an assessment of what the system is likely to need and when. Written as findings, not as a proposal.

We do not attach a replacement estimate to a real estate evaluation. The evaluation is the product. If you later want work done, that is a separate conversation you start, and you are free to take the findings to anyone.

No. It covers one system in far more depth than a general inspection is scoped to.
Will you give me a number for replacement?
Not as part of this. Mixing an assessment with a sales quote compromises both.
How fast can you get out?
